<div>Many homeowners look forward to getting a small tax break for owning a home. But some people do not understand that there is caps put on the amount of mortgage interest one can deduct.
<p>Homeowners generally get a tax break for owning property, making tax time one of crunching additional numbers in the hopes of getting a little extra cash. But the formula for claiming mortgage interest can be a bit confusing, sometimes leading homeowners to claiming the wrong amount of interest. The general rule is that a homeowner can only deduct interest for the acquisition debt associated with the home. Though a home may be worth $500,000, if the mortgage on the property is for $250,000 the interest deducted is based on the smaller, mortgaged amount.
<p>Also, if a homeowner refinances their mortgage and takes cash out at closing, they can usually only claim interest on the original mortgage. The only way to get around this is by investing a majority of the funds pulled out back into the house in any way that will increase the value of the property. <div>Mortgage rates have yet again slipped downward, marking the second lowest point in one year. Rates for fixed and adjustable mortgages saw a decline in the national average rates this week.
<p>Mortgage rates fell for the fourth strait week, making the past week the second lowest point for mortgage rates in a year. The only week that saw better rates was the week of January 19th, when the average rate for a 30-year fixed mortgage was 6.10; the current average is 6.11. The continued drop in mortgage rates is thought to be in response to easing inflation pressures as well as an overall slowing of the economy. The lowering of rates seems to be a further sign of the current weakness of the nationï¿½s economy.
<p>Current average rates have dropped across the board, with all mortgage products showing a national decrease. A 15-year fixed rate mortgage dropped from 5.87 to 5.84; this mortgage is a favorite for homeowners looking to refinance, and may spur more refinance business for the mortgage industry. Adjustable rate mortgages also dropped, with the average rate for a one-year fixed mortgage going down to 5.43 and the average rate for a five-year fixed mortgage dropping to 5.92.</p></div>
